The problem, measured

Where it starts

Your water starts in a lake.

Most of the northern suburbs drink NTMWD water pumped out of Lavon Lake. It’s treated, it’s safe, and by the time it reaches your tap it’s carrying anywhere from 8 to 16 grains of dissolved rock per gallon.

What that means

16 grains is not a little.

The Water Quality Association calls anything over 10.5 “very hard.” The national average is about 6. Frisco tests at 16. That’s the crust on the faucet, the film on the glassware, the water heater that dies young.

The part you can’t see

And it’s not just the rock.

DFW disinfects with chloramine. Standard carbon filters barely touch it, and catalytic carbon is the fix. PFAS has turned up in North Texas systems too. Reverse osmosis at the kitchen tap is the verified way to knock it down.

Very hard

The evidence

Why soft water. With receipts.

We have zero reviews and we’re on our first installs. Until we’ve earned those, here’s the published research. Read it yourself.

Scale eats water heaters.

Battelle ran 30 water heaters side by side for the Water Quality Research Foundation. Every unit on softened water held its factory efficiency through the whole test. On hard water, tankless units fell from 80% to 72% efficiency and needed descaling at 1.6 years of equivalent service; gas tanks collected 528 grams of scale a year against 7 grams on soft. Water heating is one of the two biggest energy loads in a U.S. home. Heat plus hot water is 62% of household energy use.

Hard water is linked to eczema in kids.

A 2021 meta-analysis in Clinical & Experimental Allergy pooled seven studies covering about 386,000 people, and found children living in hard-water areas had 28% higher odds of atopic eczema. Straight talk: that’s an association, not proof, and softeners didn’t cure established eczema in trials. We’d rather quote the science exactly than oversell it.

Fixtures clog. Dishes spot. That’s the calcium.

Same Battelle testing: low-flow showerheads on hard water clogged after an average of 3,203 gallons. Every softened water unit finished the test clean. Dishwashers on 26-grain water showed scale on every interior surface within 30 days of accelerated cycles; the softened units needed a wipe down. DFW water, typically 8 to 16 grains, does the same thing, just slower.

RO handles the stuff you actually drink.

EPA reports that high pressure membranes, the technology inside an under sink reverse osmosis unit, are typically more than 90% effective at removing a wide range of PFAS, including the short-chain ones. PFAS has been detected in North Texas systems. That is the job of the $930 reverse osmosis unit at the kitchen tap.

One thing the research does not say: that a softener fixes existing skin conditions, or that any of this replaces medical advice. It doesn’t, and we won’t claim it.

The fix

What fixing it costs. Out loud.

Everyone else quotes at your kitchen table, after two hours. Compare us before we ever meet. That’s the point.

How buying this usually goes

The Frio way, versus the usual way

Buying from Frio

  • The price is on the website. Same number in your kitchen.
  • A 15-minute water test with a written report. Free either way.
  • Tonight’s price is also next month’s price. Take your time.
  • 30-day money-back guarantee, in writing: uninstalled, refunded.

The industry playbook

  • The price appears after a two-hour living-room presentation.
  • A “free water test” that’s the opening act of the pitch.
  • A discount that expires when the salesperson leaves.
  • Cancellation terms live somewhere in the paperwork.

No dig at any one company. It’s just how in home sales works. We’d rather not work that way.

The process

Four steps. Zero pressure.

  1. Free water test at your home

Fifteen minutes at your kitchen sink. We measure hardness, chlorine/chloramine, and TDS. No sales pitch. We don’t employ anyone whose job is to pitch you.

  2. A written report and an exact price

You get the numbers on paper and a price on the spot, the same price that’s on this page. Take a week to think. It won’t “expire tonight.”

  3. A licensed plumber installs it

Not a subcontracted crew in an unmarked van. A licensed plumber, usually in and out in one day, and the garage looks better than they found it.

  4. 30 days to love it

If you don’t, we come back, uninstall it, and refund you. That’s the whole clause. No restocking fee, no fine print, no hard feelings.

The founder

The guy whose name is on it

The water treatment playbook in this town is familiar: a “free water test” that turns into a two hour living room presentation, a quote you cannot compare to anything, and a discount that only exists if you sign tonight. The equipment is fine. The pricing is theater.

Brooks Mackintosh grew up in Plano, on this water. He started Frio in 2026 on a bet that DFW homeowners would rather buy from a company that publishes its prices like a hardware store than negotiate with a commissioned closer at their own kitchen table.

Full disclosure: Frio Water Co LLC was filed in July 2026. We’re new, and we’d rather say so than pretend otherwise. It’s why the Founding 20 deal exists. The first twenty reviews have to be earned the hard way.
